Start with the same written scope
Each contractor should price the same rooms, surfaces, preparation, products, coats, access conditions, and exclusions. Otherwise the totals do not describe the same project.
Ask how the building will be handled
Confirm elevator bookings, parking, working hours, common-area protection, waste removal, and any documentation required by the strata or property manager.
Look closely at preparation
A clear proposal should address holes, cracks, stains, failed caulking, glossy surfaces, primer, and any condition that falls outside standard preparation.
Define communication and handover
Know who manages the work, how changes are approved, how the unit is secured, what daily cleanup includes, and how the final walkthrough will be documented.
